Our tile is over 20 years old and it was embarrassingly dirty.  We called Universal Tile to attempt to clean it instead of tearing it up. They said they could get it looking good as new.  I kept my expectations to a minimum thinking it would just look cleaner.  I am AMAZED by how clean and practically new the tile looked after they finished. I was preparing to sell my 1,850-square-foot home in Broward County, and my research pointed me to Universal Tile Restoration. I am so glad I found them (as neighbors had been dissatisfied with different vendors attempting the same work).

Here's the story: My wife and our real estate agent thought I was crazy to do a more extensive cleaning and grout restoration of our tile floors. They told me to use Stanley Steemer (or similar company) as this was all that was necessary, so I did that. (I later learned from Universal that these "down and dirty" clean jobs will look great... for a couple of months before they look dirty again. The brilliance of the grout re-staining process is that you get the color you want AND a finish that can be cleaned like the tile and will last for years--maybe a decade or more--of hard use.)

I had no complaints as the basic steam clean was cheap and would have been fine for an apartment or rental home, but not for sale. The cleaning machines can only get so close to the walls, so you could still see the dirty grout around the edges for as much as two or three inches, like ring around the collar! I implored my wife to let Universal Tile Restoration do a better job. They agreed but insisted I was likely wasting money.

The work was extensive. I had all the grout and tile on our first floor cleaned and the grout re-stained (on the 1999 tile that came new with the house when it was built). The grout re-staining process was interesting: the stain comes in quart paint cans (some of which Universal makes themselves). They provide "test strips" on your existing tile grout, and you pick what works best for you. We picked "Antique White," which was a home run that the Universal technicians said would be best. They also re-caulked around the entire perimeter of the flooring on the first floor--where the baseboard meets the tile--in white.

The finished work was stunning. I almost cried, and it took my wife's breath away. The only thing more stupid than not hiring Universal to do this work would be to assume the tile and grout were no longer usable, rip it up and replace it with expensive flooring. Stupid, stupid, stupid.

We also had Universal re-seal the old Formica in the kitchen, re-stain it to match and it helped a lot. The attention to detail was incredible.

We also had them clean and re-stain the grout on the tile in the upstairs bathroom and the adjacent shower tile, which was white. It looked brand new. (And they referred me to a company that restored the tub for $330. Outstanding!)

I must tell you this work was done by craftsman: true artists. Our home sold in six hours after the Open House for full ask! We've been told the new owners have no intention of replacing the flooring as it does look brand new.

Here's the best part: my wife and the real estate agent told me afterwards that they were surprised at how much better the home looked after Universal Tile restored it. They did not believe our home could look that good! Universal did all the work for $2,200, and it was worth every penny. I don't think we would have gotten $550,000 for our home without them.

Universal told me they do multi-million-dollar homes as well as Florida tract homes like ours. If you can't believe all this, go to the website and look at the pictures of the work they do. Most of all, just use them. You will not be sorry. They are the best!

If you wear glasses/contacts, try to remember the first time you put the (new) glasses on. When that happened to me, I scared the lady when I said (pretty loudly) "Holy ****!!!  I CAN SEE!".

After these guys did my floors, it was a lot like that. I was honestly amazed how much brighter the rooms got. Worth every penny.

I’m not one to write reviews but wanted to write this one as a very happy customer,
Our 30+ year old ceramic tile now looks brand new! I am absolutely amazed at how great it looks.
Two workmen first cleaned and buffed the tile in our dining room, living room, kitchen, eating area, hallways, and laundry room with a machine.
All marks and dirt were removed. Then they painted he grout with 2 coats of a perfect color with sealer which looks fabulous. Anything like food or such that will get on the grout will now wipe right off.
They moved the furniture, put it all back after, etc.
I’ve used Universal Tile over the past 25 years and have recommended them to family and friends. It”a always been a pleasure to deal with this company.

My recently purchased condo's marble floors had loose and broken tiles. I was sure I was going to have to rip out the entire floor.  Universal Tile Restoration, Inc saved the day. We bought a 13 year old condo with a badly stained master shower (Travertine tile). I was skeptical it could be restored, but Juan was able to do it!  The bathroom countertops went from dull and etched to polished and beautiful.  The bathroom floors went from grime to shine.
